The needs analysis forms the basis for an initial MLS search. I have access to the area's two largest MLS systems and will find a home that matches your needs in at least one of them. I network with other agents within and outside my office to find upcoming properties that haven't yet hit the market. I search third-party websites to find For Sale By Owner and other listings that aren't in the MLS.
I refine your search based on what I learn about your situation as we move forward in the process. When we've narrowed the search and begin looking at homes, I will point out concerns about the property based on my experience in real estate, home rehabilitation and remodeling. I will try and talk you out of most homes you see based on the information you first gave me about your needs. When I can't talk you out of a home, it's usually the right one for you.
I will help advise you on local market conditions, on how to write an offer that will win you bids. I will negotiate on your behalf after helping you understand the unique scenario you're in, after researching about the property history. Once under contract, I will help you find local services to help you through the process, from home inspectors, lenders, surveyors, title services, cleaning services, contractors, etc.
