
When I meet with a potential new home buyer, the first step is to understand their needs. I have a needs analysis that I've perfected over the years that enables me to understand the best balance of their wants & needs for their family and lifestyle.
The needs analysis forms the basis for an initial multi-list (MLS) search. I have access to the area's largest MLS systems and will find a home that matches your needs in at least one of them. I network with other agents within and outside my office to find upcoming properties that haven't yet hit the market. I search third-party websites to find For Sale By Owner and other listings that aren't in the MLS.
I refine the search based on what I learn about clients as we move forward in the process. When we've narrowed the search and begin looking at homes, I will point out concerns about the property based on my experience in real estate, home rehabilitation and remodeling. I will compare every home seen against the client needs. When I can't talk them out of a home, it's usually the right one.
I help advise on local market conditions, on how to write an offer that will win bids. I negotiate after helping clients understand the unique scenario they're in, after researching about the property history. Once under contract, I help find local services to help through the process, from home inspectors, lenders, surveyors, title services, cleaning services, contractors, etc.
Buyers are never left alone in the process. They have a trusted confidant in me, there from beginning to end. Ultimately, I want a referral in the end, so doing right means doing my business right.
